OK I need your help. I'm about to make an offer on my first home and I want to get your guys opinions on it. My realitor told me we could land it for $97,000. Your opinion is greatly valued since I'm on the fence about getting the house.

Yeah the house is listed at $109,000. It was a repo. It was really well kept and I think the owner used to be a handy man because that shed in the backyard is a workroom. I think he built a lot of the stuff in the house like that entertainment center and gazebo. Also is a great neighborhood and a great school district.

See if your Realtor can find out how many offers are on it.

None it's been on the market 12 days. So if I want it nows the time to make an offer to get it at the price I want it.

Looks very nice, really like the backyard/gazebo.

Go with the 97 and have the seller pick up all closing costs and other fees.

Exactly my plan. My realitor said I would only have to pay the 3%. The garage,front door and gazebo are all title with Spanish ceramic tile.

Is that a fire place/pit in the backyard? Sweet. What is that on the patio slab? Looks like strips of wood.

Yeah it's a Mexican brick oven/grill and the slabs are concrete. I think before it got repo'd he was going to build 2 more patios.

Dude...pull the trigger. I bought my house almost 2 years ago and its awesome. That place looks great.

The three most important things when buying a house are :

1) Location
2) Location
3) Location


How is the neighborhood and school system ?

How much are taxes and utility bills ?

How much are comparable houses in the neighborhood selling for ?

Ask that the house be inspected by a professional inspector that you choose. Ask around to find a good one on your own. Don't ask the realitor to get one for you, get one that will look out for your best interests.

Make sure that there is a clause that your offer is contingent on the house passing inspection.

Being a foreclosed property make sure that there are no liens on it. Such as pass due water bills, deliquent taxes, mortgage interest. This can be found at the county courthouse or ask the realitor about these very important items. If there are any liens on the property you would be responsible for them.

Make sure that the deed is clear of any liens.

Just wanted say thank you for your input. I made a final offer of $103,000 with $3,000 seller contribution so my mortgage is for $100,000. The bank finally excepted the offer!!! So as long as the inspection, appraisal and etc... go well I will have my first house!!!!
